Auctions are often seen as a platform for buying and selling residential property, but they also offer a wealth of exciting opportunities for entrepreneurs and investors looking to sell or acquire commercial premises.

Whether you're aiming to run a profitable pub, a thriving restaurant, or a well-established retail operation, auctions offer access to a diverse range of commercial buildings that are ready for immediate use. These opportunities come with the added benefit of a built-in customer base, operational infrastructure, and, in many cases, a proven track record of success.

The sale of The Stag in Salhouse and The Magpie Public House in Little Stonham are prime examples of how auctions can facilitate fast commercial sales to motivated buyers.

With an impressive annual turnover, along with a fantastic reputation, The Stag Pub & Restaurant represented a wise investment opportunity, providing a stable foundation for a new owner to capitalise on its existing profitability.

Marketed with a guide price of £500,000 to £550,000 (plus fees), the Norfolk Broads pub garnered significant interest during our February sale and sold post-auction to a local entrepreneur with an expanding portfolio of pubs.

Recognising the potential of the premises, the new owner plans to revitalise the pub with a refreshed menu and a possible extension to attract both new and returning customers.

Also offered in our 12th February auction was The Magpie, a substantial Grade II-listed public house in need of modernisation. The historic venue, believed to date back to the 15th century, boasts a bar, restaurant, seven guest bedrooms, manager's accommodation and a garden.

The pub shut in 2024 and presented a fantastic refurbishment or redevelopment opportunity, guided at £180,000 - £200,000 (plus fees). On the day of the auction, competitive bidding saw the final sale price climb to £220,000.

The Stag and The Magpie, both of which previously failed to sell on the open market, showcase the undeniable effectiveness of auctions to sell commercial properties.

These successful sales underscore how auctions draw in serious buyers who are ready to invest, expediting sales and providing peace of mind for both sellers and buyers.

If you’re on the lookout for your next lucrative project or you have a business premises that you want to sell, auction is a fantastic way of selling or buying a ready-made investment.
